Context and Design Intent
Create a separate, comfortable and orderly study for focused work, studying and video calls. Coordinate the repartitioned room with Bedroom 3 and the relocated storeroom, and design primarily for one active user at a time.
This file is the authoritative requirements record for this area. It preserves the initial baseline and the attributed positions from Fahmi's and Yasmin's completed independent brainstorms.
Non-Negotiables
STD-NN-003 — Agreed: Provide wired networking, sufficient conveniently positioned power, suitable lighting and a ceiling fan. Coordinate the services with the workstations, printer, charging needs and future equipment access.
STD-NN-005 — Agreed: Provide dedicated air-conditioning for the study in addition to the ceiling fan, with placement coordinated so the two systems do not conflict.
Strongly Preferred
STD-SP-002 — Agreed: Retain the study as a separate, dedicated work and study room; guest-room flexibility is not required.
STD-SP-006 — Agreed: Plan primarily for one active user at a time. No simultaneous dual-user operating requirement has been identified.
STD-SP-007 — Agreed: Provide a layered artificial-lighting plan suitable for focused work, studying and video calls. Include task lighting at the workstations and compensate for limited useful natural light from the common-corridor-facing window.
STD-SP-008 — Agreed: Give the existing printer a fixed home with convenient power and network access and adequate operating, scanning, paper-loading and maintenance clearance.
STD-SP-009 — Agreed: Provide organised storage for books, stationery, office supplies, documents and printer consumables while keeping the room visually orderly.
STD-SP-010 — Agreed: No water or drainage provision is required for the study, apart from professionally coordinated air-conditioning condensate drainage.
Decisions Outstanding
STD-DO-004 — Decide whether to retain or replace the curved door-frame detail. Fahmi prefers replacement with a conventional doorway suited to sound isolation; Yasmin recorded no position on the curved detail.
STD-DO-034 — Interior designer to demonstrate the two-desk arrangement—side by side, back to back or on adjacent walls—and the power, network, lighting, storage and chair clearances in normal measured drawings.
STD-DO-035 — If two desks cannot fit without compromising the stated requirements, Fahmi and Yasmin must jointly decide the fallback layout; do not silently omit a workstation.
STD-DO-036 — Confirm the monitor and device allocation at the second desk and verify all equipment dimensions and electrical loads before finalising outlets or carpentry.
STD-DO-037 — Confirm the treatment and location of the entry focal point, award display, closed storage and common-corridor-window privacy layer.
Differences Requiring Joint Discussion
None currently identified. The former desk-count difference was resolved before merge when Fahmi accepted two desks subject to sufficient measured space; the feasibility condition is recorded under STD-SF-030 and STD-DO-035.

Attributed Owner Positions
These positions are preserved with attribution and are not jointly agreed requirements unless stated otherwise later.
Fahmi
STD-FP-011 — Sound isolation is very important. Use a conventional doorway, door seals and surrounding construction that reduce noise transmission as much as reasonably practical; conceal any internal echo treatment rather than expressing acoustic panels visibly.
STD-FP-012 — Orient Fahmi's desk so he faces the door while seated. Reserve a fixed position for the height-adjustable desk while allowing later desk replacement without reworking the room.
STD-FP-013 — Provide bright, even, dimmable whole-room lighting that gives acceptable webcam lighting without a dedicated webcam lamp.
STD-FP-014 — Integrate the main lighting and ceiling fan with Fahmi's Home Assistant system, prefer Zigbee where practical, and retain normal physical wall operation during a Home Assistant or network outage.
STD-FP-015 — Provide a wired network outlet at each desk and at the printer, sufficient accessible power for the listed equipment, built-in USB-C and USB-A charging outlets and cable-minimising outlet positions. No dedicated UPS is required.
STD-FP-016 — Conceal the printer while keeping it convenient to operate and maintain; store one spare set of paper and toner nearby.
STD-FP-017 — Prefer scratch-resistant homogeneous floor tiles with smooth, even office-chair movement and suitable grout detailing.
STD-FP-018 — Prefer a neutral palette, blackout curtains and a maintainable fluted-panel feature behind Fahmi's seated position as a neutral webcam background.
STD-FP-019 — Fahmi intends to implement the air-conditioning smart-control layer himself; provide conventional accessible power and controls without unnecessary dependence on interior-designer-managed automation.
Yasmin
STD-YP-020 — Provide soft ambient lighting in addition to workstation task lighting, coordinated with the whole-home lighting mood.
STD-YP-021 — Prefer closed cabinets for books, stationery and office storage, plus a dedicated uncluttered display area for awards.
STD-YP-022 — Intentionally design the entry view and focal point so the room feels calm, creative, productive and uncluttered.
STD-YP-023 — Provide a privacy solution for the common-corridor-facing window while retaining ventilation; an interior mesh or netting layer is preferred, subject to design confirmation.
STD-YP-024 — Inspect walls and ceilings for mould before applying finishes, treat any mould found and specify an anti-mould ceiling treatment.
STD-YP-025 — Use durable, long-lasting built-in carpentry that minimises VOC emissions.
STD-YP-026 — Exclude vinyl flooring.
STD-YP-027 — Provide charging provision for a headset, AirPods, iPhone and portable speaker in addition to normal workstation equipment.
Provisional Ideas
STD-PI-028 — A small pedestal may provide nearby office storage.
STD-PI-029 — The entry focal point may use feature shelving, an award display, a wardrobe-style wall or another integrated carpentry treatment.

STD-SF-001 — Repartition the study as part of the revised Bedroom 3 and storeroom layout.
STD-SF-030 — Agreed intent: Accommodate two desks, planned for one active user at a time, if measured drawings demonstrate that both fit without compromising circulation, chair movement, storage, the printer, the entry view or other study requirements.
STD-SF-031 — Validate the reported equipment inventory and dimensions. Yasmin records two existing desks and four existing monitors; Fahmi confirms two monitors of at least 27 inches at his primary workstation and has not yet confirmed the second workstation's monitor and device allocation.
STD-SF-032 — Confirm that the selected AC, ceiling fan, lights, desks and storage can be positioned without physical or airflow conflicts.
STD-SF-033 — Confirm an effective and maintainable common-corridor-window privacy solution that retains suitable ventilation and coordinates with Area 14.

What outlet, network-point, charging and cable-management schedule supports the confirmed equipment with useful spare capacity and minimal visible wiring?
What lighting arrangement provides task, ambient, dimmable whole-room and webcam-suitable lighting without fan, AC or storage conflicts?
What door, seals and wall construction provide practical sound isolation, and what concealed treatment can reduce internal echo?
What clearances and ventilation are required for the concealed printer and any enclosed computer equipment?
Which mould-inspection, anti-mould finish and low-VOC carpentry specifications satisfy Yasmin's attributed requirements?
What privacy solution for the common-corridor window balances screening, ventilation, maintainability and appearance?
What flooring, grout and chair-castor combination provides durable, smooth chair movement while respecting the attributed flooring positions?
Whole-Home Coordination
Apply SYS-NN-002: provide wired network connections using cabling and equipment rated for the selected PoE standard.
Apply SYS-NN-004: provide the ceiling fan, coordinated with the dedicated study AC, lighting and furniture.
Coordinate electrical capacity, accessible service routes, AC power and condensate drainage before partitions and carpentry, in accordance with SYS-SP-001 and SYS-SP-005.
Coordinate the study footprint and shared partitions with Bedroom 3 and the relocated storeroom.
